Patten Labs Title Plant provides reference data. We are NOT a title insurance underwriter. We do not issue title insurance policies. We do not provide title opinions.
Title insurance binding requires licensed underwriter review. The data we surface (chain-of-title, lien index, easements, encumbrances) is sourced from public records and processed through commercial-grade OCR + AI extraction. We make commercially reasonable efforts at accuracy and flag low-confidence extractions, chain breaks, and other items for human review.
Title officers, underwriters, and licensed real estate attorneys remain responsible for verifying the accuracy of any data before binding title insurance or closing a real estate transaction.
